LOCATION: The
subject property is located on 9511 Pass Road in the center of the Sutter
Buttes. The Sutter
Buttes are the smallest mountain range in the world.
The property is situated in an absolutely gorgeous valley
surrounded by the majestic Sutter Buttes.
The property lies about two miles west of the town of Sutter
and eight miles west of the City of Yuba City.

year old almonds. The
variety of the almonds are 50% non pareil on lovell rootstock and
25% peerless on lovell rootstock and 25% butte on lovell rootstock.
Row spacing is 22’x16’ with approximately 124 trees per acre.
Nut yields for 2009 crop were in the 2,000 pounds per acre
range. (Records are
available for proof of yields).
HOME
AND
SHOP: The property
has a 1.5 acre grassy park area to play baseball or other family
activities on. The
house is located on the north side of
Pass Road
at the north end of the orchard.
The house is surrounded by almond trees with views of the
Sutter Buttes on all sides.
The house was built about 11 years ago.
There is about 1,780 sq. ft., m/l with 3 bedrooms and 2
baths. There is also a
36’x 75’ (2,700 sq. ft.) steel shop with 3 roll up doors and a 900
sq. ft. mother-in-law apartment built into the shop at the north end
of the building.
IRRIGATION
SYSTEM: The almond orchard
has a micro jet sprinkler with water supplied by a 440' deep
irrigation well.
The hole for the irrigation well was drilled 24 inch in
diameter, gravel pack with 12 ¾ inch well casing.
The yield on the well was 700 gallons per minute at a 190
foot pumping level from the surface.
The well used in the sprinkler system pumps about 250 gallons
per minute. There is
also a 40 gallon, more or less, per minute well for the house with a
6 inch casing.
