LOCATION: This ranch is located approximately 3.5 miles west of the town of Dunnigan.  Dunnigan is situated along Interstate 5 approximately 40 miles north of our state capitol, Sacramento.

INGRESS & EGRESS: The ranch is easily assessed via County Roads 8, 10, 11 and 85.  County Roads 8 and 85 are paved.  County Road 8 is accessed off of County Road 6 which intersects Interstate 5 at Dunnigan.

DESCRIPTION:  The ranch consists of 1,714 assessed acres.  Of the 1,714 assessed acres there are eleven (11) separate parcels that can be sold separately.

TOPOGRAPHY: The topography of the ranch varies from flat to gently rolling hills.  All of the flat portions of the ranch are farmable.  In addition a good portion of the gently rolling hills could be farmed.

IMPROVEMENTS: Situated along County Road 85 is an older three bedroom and one and one-half bath home.  Near the home is a barn and shop.  Also situated on the north end of the ranch is a large older barn and former homesite.

IRRIGATION: The ranch has an agricultural well located at the southern portion of the ranch.  The well is equipped with a 125 h.p. electrical motor.  The well was recently tested and produced approximately 1,000 gpm.  In addition the water quality was tested and the test results of the water quality was very good.

SOILS: The soils classification for the ranch range from Class I-VI.  These soils are best suited for vineyards or high density olive production.  A portion of the ranch could also be developed to almonds.

COMMENTS:  A good portion of this ranch could be developed to vineyards, high density olives, or almonds.  The remaining portion of the ranch could be used for livestock grazing.  In addition the eleven (11) parcels could be sold separately in the future for possible price appreciation.  The owners will also consider selling the ranch in portions, so the opportunities for a future buyer are wide open.
