LOCATION: The property is located within the south half of the legendary “Butte Sink”. The Butte Sink is a very large natural/native marsh which is known all over the world for its huge concentrations of wintering waterfowl. The Butte Sink is located approximately 45 miles north of our state Capitol, Sacramento.
INGRESS
& EGRESS: The
property is easily accessed via California State Highway 20 to the
West Butte Road and then north on the West Butte Road approximately
9 miles to 8306 West Butte Road.
OWNERSHIP INTEREST: There is an 87.5% ownership interest of the Butte Land Company property, owned by the Jackson Amador Associates for sale. The new clubhouse and storage is also owned exclusively by the Jackson Amador Associates and is included with the sale.
The balance of the property interest belongs to
Paul Richardson who owns 6.75% and his brother, Eric Richardson, who
also owns 6.75%. Paul
and Eric do not wish to sell their interest at this time.
PROPERTY SIZE & TOGOPGRAPHY:
The entire property consists of 121 assessed acres, more or
less. The property
contains approximately 70 acres m/l of native riparian wetland
habitat and approximately 50 acres m/l of laser leveled farm land.

Schwab) and the West Butte Gun Club are located to the west, and the
Sutter Butte Outing Club is located on the north border.
In addition, the property is only one-half mile east of the
US Fish and Wildlife Service “bean field” Sanctuary which holds the
highest concentration of waterfowl in the Pacific Flyway.
MINERAL, OIL & GAS RIGHTS:
The mineral, oil, and gas rights are all owned by the former owners
and are not included in the sale.

Sellers to produce a list of their personal property to be removed
upon the sale of the property.

COMMENTS: The Butte Land
Company has it all. The
western eighty (70) acres of riparian wetland habitat is one of the
most attractive waterfowl areas in the “Sink”.
The forty (50) acres of uplands that is all lasered leveled
for rice production, would be a huge attraction if planted and in
production, not only for waterfowl but also upland game.
This is an outstanding club that is loaded with waterfowl,
pheasants, wild turkeys, Columbian blacktail deer, and is available
for the 2011-2012 hunting season.
The 50 acres of lasered leveled farm land might
be well suited for a quality walnut, almond, pistachio or olive
orchard as indicated by the surrounding orchards in the area.
