  • 428 acres m/l is currently farmed to rice by the current owners, who would be interested in discussing a leaseback arrangement.

  • 357 acres m/l is enrolled in the Wetland Reserve Program, a perpetual conservation easement program through the Natural Resources Conservation Service, a division of the United States Department of Agriculture.

  • The balance, (approximately 103 acres), is allocated to the lands underlying and surrounding the main residence and lodges; roads and infrastructure, irrigation ditches, sloughs, etc.

WATER & IRRIGATION: The ranch is in the Cordua Irrigation District, which was formed in 1874, and is listed in Book 1, on Page 1 in the California Water Code list of “Water Code Districts.”  Cordua Water District has rights to divert water from theYuba River.  Comprising a service area of approximately 10,000 acres, Cordua’s combined water supply is approximately 72,000 acre feet, or 7 acre feet per acre.

 The subject property consists of Class 11 and 111 lands.   There are three agricultural wells located on this property.  Two were recently converted to electrical service, utilizing 75 horsepower high efficiency electric motors, and the third is powered by an industrial diesel power plant with gear drive. These wells produce an average of about 2000 gallons per minute.

WATER SALES:     As the ranch has water for irrigation available from both Cordua Irrigation District and the agricultural wells, it has been positioned to participate from time to time in water transfer agreements negotiated by Cordua Water District through programs administered by the California Department of Water Resources such as the Environmental Water Account.  In 2008 two of the Ranch’s wells are being utilized to provide water for this program.
