DESCRIPTION:The property is located
in the center of the legendary Butte Sink. The Butte Sink is a very
large natural seasonal marsh which is famous for its excellent
waterfowl hunting since the turn of the century. The Butte Sink is
located approximately 45 miles north of our state capitol,
Sacramento. The property is
easily accessed via Highway 20 to
West Butte Road and then to North Butte Road.Highway 20 intersects Interstate 5 in Williams to the west
and Highway 99 to the east in Yuba City.
MEMBERSHIP: The
property is owned by the Live Oak Gun Club, LLC.Within the LLC there are fifteen (15) ownership shares, one
for each member.
PROPERTY SIZE &
TOPOGRAPHY:The entire
property consists of 1,737 acres, more or less.The west 800 acres, more or less, consists of seasonal
pristine marsh.A large
portion of the 800 acres is in its natural pristine condition with
bull rush tules, cottonwood and willow trees dispersed throughout.The east 600 acres, more or less, was converted from rice
land to seasonal marsh several years ago.This section of the property also has a great deal of bull
rush tules and willows dispersed throughout.An additional 170 acres next to this 600 acres is laser
leveled and currently being farmed to rice.The most southerly field consisting of 100 acres, more or
less, is upland habitat.This upland habitat bordering the east side of the Winchester
Club is used strictly for pheasant hunting. The remaining acreage is
made up of upland areas, roads, and irrigation canals.
WILDLIFE
EASEMENT:The west
800 acres, more or less, of the property is protected by a perpetual
U.S. Fish and Wildlife Service (U.S.F.W.S.) easement.The east 600 acres, more or less, of the property is
protected by a perpetual Natural Resources Conservation Service
(N.R.C.S.) easement.
Both of these easements insure the property will be maintained as a
first class hunting club forever.
AMENITIES:
CLUBHOUSE: This membership comes with a very nice three
bedroom and two bath elevated clubhouse.
BLINDS: There are approximately thirty (30) hunting blinds
on the property.
BOATING/BOATHARBOR: Just
across from the clubhouse compound is a floating boat harbor.
BASS PONDS/SPORTING CLAY COURSE: The property also has
a gorgeous 12 acre fully stocked Florida bass pond. In
addition, just recently, the club has just approved a sporting
clay course next to the beautiful bass pond.
INVESTMENT VALUE:
The Live Oak Duck Club at 1,737 acres, more or less, is the largest
contiguous club in the Butte Sink.At fifteen
(15) members each member in a sense owns 115 acres. The sheer
size of the Live Oak allows for vast sanctuary areas to hold loafing
birds on the property. Based on a purchase price of $900,000 for
the 1/15th or 6.67% ownership interest, equates to a total club
value of $13,500,000. Dividing the 1,737 acres into this value
equates to approximately $7,772 per acre. At $7,772 per acre, the
Live Oak Club represents probably the best value in the Butte Sink
on a per acre value basis.
