Old Trader Vic's Duck Club - Glenn County, California

LOCATION: The Old Trader Vic’s waterfowl and upland game hunting club was established back in the early fifties (1950’s).   The club is located in the upper portion of the Butte Basin in Glenn County. The Butte Basin is home to the famous upper Butte Sink where thousands of waterfowl call home during the fall and winter months.

INGRESS & EGRESS: The ranch is easily accessed from California State Hwy 162:  then South on Glenn Co. Road ‘Z’, 4.5 miles to the property.

CROPLAND:   The ranch has 226.8 acres of cropland, 197.4 acres of rice base, and 9.7 acres of grain sorghum base.

FARM INCOME: The 226.8 acres of rice land on the ranch is leased for a cash rent.  The farming income is $50,000 annually. In addition to the farming income there could easily be a large income from the annual waterfowl hunting.  The current owners presently hunt the property with friends. The new income figures, as it concerns the USDA farm program, is available at our office.

IRRIGATION: This ranch has a new self contained irrigation system including   deep wells equipped with turbine pumps, powered by PG&E  energy. This new system supplies all the water for rice production as well as the winter flooding for ducks very efficiently.

WILDLIFE EASEMENT: There are 450 acres, m/l, placed into the Wetland Reserve Program and a U.S. Fish & Wildlife Easement.   This portion of the ranch is now a beautiful Riparian seasonal wetland and surely enhances the attraction of wintering waterfowl and upland game. The beauty and attractiveness to draw waterfowl, pheasants and Black Tail deer on the easement grounds is very impressive.

PROXIMITY TO REFUGES: The ranch with its diverse topography abounds with an abundance of different species of wildlife. The main game birds are wild ducks, geese, pheasants and dove. There is also a nice herd of California Blacktail deer on this ranch.  The ranch lies just across Butte Creek from "Little Dry Creek" the California State Waterfowl Sanctuary. For the past several years Little Dry Creek has been the most successful refuge in the state for hunter success. Hundreds of thousands of waterfowl use the sanctuary of this refuge every year. Just across the county road to the north is another California State Sanctuary known as the Howard Slough Preserve. It's no wonder why this area's reputation is rated so high, with its heavy concentrations of waterfowl using this area.  Another state refuge known as Gray Lodge is located approximately four miles south of the ranch on the east side of Butte Creek.

The ranch's superior location to these three refuges is almost impossible to duplicate anywhere in the state. This location ensures that waterfowl will always be in this area for excellent hunting success in the future.

Comments:  This ranch and hunting club is truly one of the best in the state.  It has superior location on the Butte Creek Flyway which is known as the Interstate 5 for migrating wintering waterfowl. Location, Location, Location, is the reason why this club is one of the best. The very close proximity to the sanctuary areas of these refuges is the reason for hunting success. Waterfowl and upland game hunting on "Old Trader Vic's Club" established in 1950 has always been a very high quality experience.

Price:  $3,500,000
