LOCATION: This ranch lies less than a half mile north of County Road 68 on the west side of State Highway 16. The ranch is about 40 miles from Woodland and about 55 miles north from Sacramento. The property address is 10150 State Highway 16, Brooks, California. 95606
INGRESS & EGRESS: The ranch is easily accessible by way of Highway 16. The ranch is just off the highway with a gravel entrance that is secured by a nice gate.
IMPROVEMENTS: The ranch has an old home on it. The home is in need of major repair and should probably be torn down and no value is given for the home at this time. There is also an old barn that needs some repair and could be used for equipment, hay, car or plane storage.
SOIL: The soil on the ranch is great for a variety of tree and vine crops. Across the street to the west is a good looking walnut ranch. Back down Highway 16 there is olives and grapes being grown in abundance. (See attached soil map).
