Ingress and egress: From the town of Williams, California travel north on Hwy I-5 four (4) miles to Lurline Road. Turn east on the Lurline Road three (3) miles to San Jose Road then turn north on San Jose Road two (2) miles to the property.

WATER: This property is within the very reasonable Maxwell Irrigation District.
Current Land Use: Years ago (1976) the Commodore Duck Club had been professionally developed into a natural eighty (80) acre shallow wetland marsh designed mainly to attract “puddle ducks” for private waterfowl hunting. There are five double duck hunting blinds located on this property, that have been hunted very successfully by the present owners (now retired) for over forty (40) years.
GRANT OF EASEMENT: 79.19 acres is enrolled in the United States Department of the Internal U.S. Fish and Wildlife Service/Grant of Easement (perpetual easement program). The easement language states that the farm cannot be farmed to commercial crops but must be dedicated to the preservation of wetlands and waterfowl habitat. The easement allows the owner to retain the hunting rights and manage the marsh for the production of all the valuable waterfowl food plots such as Hardstem Bulrush Tule, Smartweed Watergrass and Swamp Timothy.
There is a 0.31 acre lot located in the northeast corner of the wetland area that is not encumbered by the easement and is utilized for the clubhouse and improvements.
SOIL: The soils on this duck club are predominantly Willows silty clays, and are excellent rice production soils in that this soil can adequately hold the moisture needed that is necessary for maintaining a quality wetland marsh.
Recreation unlimited: This property is located in the heart of Colusa County’s “rice bowl” and is among one of the best waterfowl hunting areas in the State. This is an area long recognized by avid waterfowlers, and the Federal and State wildlife agencies as a critical wintering area for waterfowl as they make their way down the Pacific flyway during their annual migration cycle.
