INGRESS & EGRESS: The property is easily accessed by heading north out of Colusa on River Road toward Afton for about twelve (12) miles. The property can also be accessed by leaving Hwy 162 east of Butte City and turning south on Road Y to Afton. Proceed through Afton heading south to Road 69 then west to River Road. Turn south on River Road and proceed about a half mile to the property’s entrance. The property has an easement from River road back to subject property.
DESCRIPTION: The property consists of 202.47 assessed acres, m/l and known as assessor parcel numbers:
- Colusa County: 012-120-016 (3 acres) and 012-120-018 (60 acres).
- Glenn County: 013-17-0-010 (139.47 acres).
ZONING: In Colusa County the property is zoned exclusive ag with a General Plan designation of General Agriculture. In Glenn County the property is zoned FS-80 with a General Plan designation for Intensive Agriculture. The property is also subject to a farm land Security Zone Contract expressing an intent to not sub-divide the property for the rolling 20-year contract term in return for property tax incentives (Williamson Act).
IRRIGATION: The ranch is irrigated with one ag well providing groundwater. The well is located within those fields inside the levee. This well is a gearhead pump driven by engine power plants.
